Real Estate Lead Generation for Agents

We generate real estate leads for agents, teams and brokerages through buyer and seller campaigns built around your brand. Each inquiry comes from your own ads, pages and listings, so it is not shared with the agent down the street. We do not sell lead lists, and we write every campaign within Fair Housing rules.

Key takeaways

  • Seller and buyer inquiries get separate campaigns, with valuation offers for owners and listing alerts or buyer guides for buyers.
  • Meta housing ads run in a special ad category without age, gender or ZIP code targeting, so we use radius targeting and needs-based content.
  • Portal leads and your own campaigns are tracked side by side, so you compare closings by source rather than lead counts.
01

Seller and Buyer Inquiries Need Different Campaigns

Seller leads are usually worth more and take longer to win. Homeowners start with a question about value, often months before they list. Offers such as a home valuation, a neighborhood sales report or a guide to preparing a home for sale bring those owners in. Property managers looking for owner leads can see our property management lead generation page. Your listing presentation does the rest.

Buyer leads move faster but scatter more. Many buyers browse for months, register on several sites and talk to more than one agent. First-time buyer guides, open house sign-ups and new listing alerts work well here.

The first conversation has also changed. Since August 2024, agents working with buyers through an MLS have generally needed a written agreement before touring a home. Good follow-up now explains how you work and how you are paid, early and plainly.

Where Our Real Estate Lead Gen Campaigns Run

Our work here is online lead generation. Real estate referrals, open houses and your sphere still matter, and we track those alongside the digital channels.

  • Google Search

Ads on searches for homes for sale, home values and agents in your market, sent to pages built for each search.

  • Facebook and Instagram

Lead ads and listing ads run under Meta's housing special ad category, with neighborhood photos and video.

  • Landing Pages and IDX Sites

Valuation pages, listing search and guides that capture contact details and consent.

  • Local Search

Neighborhood pages and a complete Google Business Profile so you appear when people research an area.

  • Email to Your Sphere

Market updates to past clients and contacts, who often send the strongest referrals.

03

Fair Housing and Special Ad Category Rules

The Fair Housing Act bans ads that show a preference based on race, color, religion, sex, disability, familial status or national origin. Many states and cities add more protected classes. We describe the property and the area, not the people who should live there. Phrases like perfect for young couples or close to a named church can raise problems, so we avoid them.

Ad platforms add their own rules. On Meta, housing ads must run in a special ad category that removes targeting by age, gender and ZIP code, limits detailed targeting and blocks lookalike audiences. In the US, Google also bars housing ads from targeting by age, gender, parental status, marital status or ZIP code. We plan around these limits with location radius targeting and content that speaks to needs, not demographics.

Your brokerage name and license details appear where your state requires them. Your broker approves every ad before launch.

04

Portal Leads Compared With Your Own Campaigns

Many agents buy leads from portals. Realtor.com lead generation programs and Zillow's agent programs sell a share of buyer inquiries in an area, and some charge a referral fee when a deal closes. Those leads can work, but you do not control the ad, the consent or how many agents the buyer talks to.

Campaigns built for you alone give you leads for realtors that carry your brand from the first click. The contact data stays in your CRM, such as Follow Up Boss, even if you stop advertising. Many agents run both, and we track each source side by side so you can compare closings, not just lead counts.

Good lead generation for realtor teams also means fast, steady follow-up. Consent captured on your forms names your team, so you can call and text within TCPA rules. If your agents struggle to keep up, we set up instant alerts and lead routing in your CRM so each new inquiry reaches the right agent quickly.

05

Costs and How We Measure Real Estate Results

Management starts at $1,000 a month, and setup for pages, tracking and CRM routing is quoted up front. Ad spend on Google and Meta is billed separately. Teams and brokerages are quoted by number of agents and markets.

Cost depends on your price point, the competition in your market and whether you focus on buyers or sellers. Seller campaigns in high-value areas usually cost more per lead and are worth more per closing.

We report appointments, signed buyer agreements, listings taken and closings by source. We will not promise a set number of leads or a fixed cost per lead. For other channels, see our lead generation services.

FAQ

Real Estate Lead Generation Questions, Answered

Straight answers to the questions we hear most. Ask us anything else on the free audit call.

No. We run campaigns for you alone, and each lead goes only to you. You keep the contact data and the campaign history.

They do different jobs. Portal leads arrive without much setup, but they are priced by area or by referral fee, and you share the market with other agents. Your own campaigns take more setup and build a contact list you keep. Many agents test both and compare closings by source.

No. Housing ads on Meta run in a special ad category that does not allow age, gender or ZIP code targeting. We reach first-time buyers with content about their questions, such as down payments and the buying process.

As fast as you reasonably can, because many buyers contact several agents. Set up instant alerts and a first text or call during business hours, with consent on record. Steady follow-up over months matters just as much.

Yes. Leads can route by area, price range or a rotation among agents. Reports show results by agent, so team leaders can coach on follow-up.
