Real Estate Agency Marketing
Our real estate agency marketing helps agents, teams and brokerages win listings and buyers in the neighborhoods they serve. Most sellers hire an agent they already know, or one who clearly knows their area. We build that presence through search, social, video, email and ads, within fair housing advertising rules.

Key takeaways
- Ad copy describes the property, not the people you imagine living there, in line with the Fair Housing Act.
- Housing ads on Meta run in the Housing special ad category, so we target by broad location and allowed interests.
- Leads route to the right agent through a CRM such as Follow Up Boss, and reports show which became appointments and closings.
Sellers, Buyers and Your Sphere
Sellers usually choose from a short list: an agent they used before, one a friend recommends, or one whose name keeps showing up in their neighborhood. They look at recent sales nearby, reviews and how the agent plans to market their home.
Buyers often start on Zillow or Realtor.com, then contact an agent once they are serious. First-time buyers do a lot of research first. Relocating buyers search by neighborhood, school district and commute.
Your sphere of influence and past clients are often your most reliable source of repeat and referral business. Realtor marketing that keeps you in touch with them is usually cheaper than chasing strangers. Note that REALTOR is a trademark of the National Association of Realtors, so only members should use it in ads.
Real Estate Marketing Services We Run
Most agents and teams use a few of these. Brokerages often use all of them.
IDX Website and Neighborhood Pages
A site with live listings and pages for each neighborhood you serve, built to rank for local searches.
Business Profile and Reviews
A Google Business Profile for each agent or office, with review requests after every closing.
Listing Marketing
Video tours edited from your listing footage, single-property pages and social posts that show sellers how you promote their home.
Email to Your Sphere
Monthly market updates, home value reports and just-sold notes that keep past clients in touch.
Paid Social and Search
Listing, open house and seller campaigns run within the housing ad rules on Meta and Google.
Advertising Homes Under Fair Housing Rules
The Fair Housing Act bars ads that show a preference based on race, color, religion, sex, disability, familial status or national origin. That covers wording as well as targeting. Describe the property, not the people you imagine living there. A phrase like "perfect for young couples" can be a problem. "Three bedrooms near a park" is not.
The ad platforms add their own limits. Meta requires the Housing special ad category, which removes age, gender and ZIP code targeting and sets a minimum location radius. Google applies similar limits to housing ads in the US. We target by broad location and interests that the rules allow.
Most states also require your brokerage name in ads, and many brokerages use the Equal Housing Opportunity logo. For Spanish-speaking buyers and sellers, see our multicultural and Hispanic marketing work. Home inspectors who rely on agent referrals can see our home inspection marketing page. Multifamily owners and operators can see our apartment marketing page.
Marketing Tactics for Real Estate, by Goal
For seller leads, we use home value landing pages, neighborhood farming through social ads and email, and just-sold content that shows results nearby. For buyer leads, we promote listings, open houses and neighborhood guides. For brokerages, we also run agent recruiting campaigns.
Some marketing techniques for real estate we skip. We do not buy lead lists or send texts to people who never agreed to receive them, since the TCPA puts real penalties on that. We do not use fake scarcity or misleading price claims.
Speed matters once a lead comes in. Marketing for realtor teams includes lead routing, so each lead reaches the right agent fast. We connect your ads and site to a CRM such as Follow Up Boss, then report which leads became appointments and closings. Spring is often the busiest listing season, so we build seller campaigns in late winter.
Pricing and What We Will Not Promise
Programs for individual agents start at $1,000 a month. Teams and brokerages get a quote up front, based on office and agent count. Single listing campaigns get a fixed quote in writing. Cost depends on the number of agents and markets, content volume and ad spend, which is paid to the platforms directly.
We will not promise a set number of listings, closings or a cost per lead. Markets, rates and inventory change, and so does lead flow. We will show which channels bring appointments and closings.
How Pricing Works
Vynce Digital LLC is a registered US company, with our head office in Dubai and our delivery team in Srinagar. Here is how working with us is billed.
Plans from $1,000 a month
The fee depends on channels, accounts and workload. We confirm it in writing before anything starts.
Month to month
No long contract. You can stop with 7 days' written notice, and your website, data and content stay yours.
Ad spend and tools are separate
Ad spend is billed separately from our fee, and any software is billed by its provider. Your website, data and content stay yours.

Both. Individual agents usually start with a website, Business Profile, sphere email and a small ad budget. Brokerages add recruiting, office pages and shared brand campaigns.
Yes. Listing campaigns promote the home on social media and search, drive open house traffic and show your seller exactly how their home was marketed. They run under the housing ad category rules.
Portal programs can bring buyers quickly, and you pay the portal for that access. Your own site, reviews and email list build an audience you keep. Many agents use both while they build their own.
Yes. We write descriptions that focus on the property and the area, in line with fair housing rules. You approve each one before it goes on the MLS or your site.
Recruiting campaigns on LinkedIn and Facebook, a careers page that explains your split, training and support, and content that shows your agents' results. We track applicants through to hires.
