Real Estate Facebook Ads

We run real estate Facebook ads for agents, teams, and brokerages that want more buyer and seller leads. Every housing ad on Meta must run in the Housing special ad category, which changes how targeting works. We build campaigns that follow those rules and still bring in people who are ready to talk to an agent.

Key takeaways

  • Meta reduces demographic skew in housing ad delivery, and copy and images avoid any preference for a protected group.
  • Lead forms add one intent question, such as timeline or whether the person already has an agent, before CRM sync.
  • Brokerage recruiting ads run in Meta's employment category, apart from buyer and seller campaigns.
01

How Meta's Housing Category Changes Real Estate Facebook Advertising

Meta created special ad categories to help prevent discrimination in housing, employment, and credit ads. Ads for home sales, rentals, listings, and real estate services must be marked as Housing.

In that category, you cannot target by age, gender, or ZIP code. Location targeting must cover at least a 15-mile radius. Many detailed targeting options are not available, and you cannot use standard lookalike audiences. Meta also adjusts delivery to reduce demographic skew in who sees housing ads.

These rules support the Fair Housing Act. Your ad copy and images must also avoid language that suggests a preference for or against any protected group. We review every ad with that in mind.

Facebook Ads for Real Estate Agents: Campaign Types

Most agents need a mix of these, weighted toward the side of the business they want to grow.

  • Seller Leads

Home value offers and market report ads with a short form. These often bring sellers who are thinking ahead, so follow-up matters.

  • Buyer Leads

Ads for new listings, neighborhood guides, and first-time buyer guides that capture contact details and search preferences.

  • Listing Promotion

Video tours and carousels for individual listings, which also show sellers you market their home actively.

  • Open Houses

Event ads to people in the wider area, plus retargeting to people who viewed the listing online.

  • Agent Recruiting

For brokerages hiring agents. These ads fall under Meta's Employment category, which has its own targeting limits.

Getting Facebook Ads for Real Estate Leads That Turn Into Clients

Real estate lead forms are easy to fill in. That brings volume, but many leads are early or unresponsive. The answer is a mix of better forms and faster follow-up, not just more spend.

We add one or two questions that show intent, such as timeline or whether the person already works with an agent. We sync leads to your CRM so they get a call or text within minutes. Calls and texts to leads must follow TCPA consent rules, so the form includes the right consent wording.

We judge campaigns on appointments and signed clients when you share that data. Cost per lead alone can be misleading. For sellers and buyers already searching on Google, see our real estate PPC page.

04

Real Estate Ads on Instagram and Other Platforms

Real estate social media advertising rarely needs to stop at Facebook. Instagram runs through the same Meta system and the same Housing rules. Reels work well for listing tours and neighborhood content. Our Instagram ads service edits creative for those placements from video you supply.

Some agents also test TikTok or YouTube for personal brand video, which supports organic referrals. Our real estate social media marketing page covers that organic side. For most agents, though, Meta remains the main paid social channel for leads.

05

Pricing and What We Will Not Promise

Management starts at $1,000 a month. We bill Meta ad spend separately from management. We edit listing video and other creative from footage you supply, and we can send a short phone-filming guide for new tours.

Cost depends on how many markets, listing campaigns, and lead types you run. We will not promise a set cost per lead or number of closings. Markets, rates, and inventory change, and they change what leads cost.
