Mortgage Broker Marketing & Advertising

We provide marketing for mortgage brokers, loan officers and small lenders who want a plan for purchase and refinance business as rates move. Purchase business often comes from real estate agents and past clients. Refinance demand rises and falls with rates. A good plan builds both and follows the federal and state rules that apply to every mortgage ad.

Key takeaways

  • Co-marketing costs with real estate agents are split in line with RESPA, and your broker of record approves every ad.
  • Meta mortgage ads run in a special ad category that removes age, gender and ZIP code targeting.
  • Rate-drop alerts and loan anniversaries keep past borrowers in touch for refinance and referral business.
01

Where Mortgage Business Comes From

Most loan officers get purchase business from three places. Real estate agents refer buyers they trust you with. Past clients come back and send friends and family. Online shoppers find you while comparing options, often after getting a preapproval somewhere else.

Niches make the work easier. First-time buyers, veterans using VA loans, self-employed borrowers, investors and Spanish-speaking families each have specific questions. A broker who can shop many wholesale lenders has a real story to tell each group. We pick one or two niches and build pages, ads and content for them.

Good mortgage marketing keeps all of these sources working at once. When one slows down, the others carry the pipeline.

The Compliance Rules Behind Every Mortgage Ad

Mortgage ads face several layers of rules. Most states require your NMLS ID on advertising, and many require the company's as well. Only advertise in states where you are licensed.

Regulation Z sets disclosure rules for credit ads. Certain trigger terms, such as a payment amount or a down payment, require more terms, including the APR. The Mortgage Acts and Practices Advertising Rule, known as Regulation N, bans misleading mortgage ads. That includes implying a government connection you do not have.

The Fair Housing Act bars ads that show a preference based on protected traits, and lenders typically display the Equal Housing Opportunity notice. Ad platforms add limits too. Meta treats mortgage ads as a special ad category, which removes targeting by age, gender and ZIP code. Google restricts personalized ad targeting for housing and credit in the same way.

RESPA Section 8 bars paying for referrals. Co-marketing with real estate agents must split costs in line with what each party gets. Your compliance lead or broker of record approves every ad before it runs.

04

Plans for High and Low Rate Markets

When rates drop, the past client database is where most refinance business starts. Rate-drop alerts, quick refinance reviews and clear cost estimates help you reach borrowers before another lender does.

When rates are high, refinance demand fades and purchase business carries the pipeline. We focus on realtor relationships, first-time buyer education, down payment assistance programs in your state and options such as rate buydowns, explained accurately. Buyers who are waiting for rates to fall still need a lender to call later, so we keep them on your list.

How a Mortgage Marketing Company Should Work With You

Step 1: We learn your licensed states, loan mix, referral sources and compliance process. Step 2: We audit your site, reviews, database and tracking. Step 3: We connect forms and calls to your CRM or loan origination system, such as Encompass or a mortgage CRM, so we can see applications and closed loans. Step 4: We launch and report monthly on applications, closed loans and partner activity by source.

Programs start at $1,000 a month, with ad spend billed separately. Cost depends on the number of states, loan officers and channels.

As a mortgage marketing agency, we will not promise loan volume, a set cost per funded loan or rate-proof results. For campaigns focused only on inquiries, see our mortgage lead generation page. Spanish-language programs run through our multicultural marketing service. This is all part of our digital marketing agency services. Individual loan officers can see our loan officer marketing page.

Yes, within your company's rules. Many lenders require marketing approval and limit which tools loan officers can use. We build the plan around those limits and route everything through your approval process.

No. We run campaigns that bring inquiries to you alone. Shared leads from lead sellers often go to several lenders, so you compete on speed and price.

No. Mortgage ads on Meta run in a special ad category that removes age, gender and ZIP code targeting. We reach first-time buyers through content, interests allowed in that category and realtor co-marketing.

Your NMLS ID, licensed states, the Equal Housing Opportunity notice and clear contact options. Add loan program pages, a simple application path and real reviews. Rates, if shown, need the required disclosures.

Database and realtor programs tend to show activity first. Search and content take longer to build. Closings also depend on your processing time and rate conditions.
