Mortgage Leads for Brokers & Lenders

We generate mortgage leads for loan officers, brokers and lenders through purchase, refinance and home equity campaigns that carry your name and NMLS number. Each inquiry comes from your own ads and pages, not a rate-shopping site that passes the borrower to several lenders. We write every campaign with fair lending and disclosure rules in mind.

Key takeaways

  • Purchase, refinance and home equity borrowers get separate campaigns, since each follows different triggers and questions.
  • Any ad that states a rate also states the APR, and trigger terms bring further disclosures under Regulation Z.
  • Reverse mortgage campaigns reach homeowners through search intent, education and referral sources, since credit ads cannot target by age.
01

Purchase, Refinance and Equity Borrowers Behave Differently

Purchase borrowers are tied to a home search. Many start with a real estate agent, so agent relationships often matter more than ads. First-time buyers want to know how much they can afford, what down payment programs exist and how pre-approval works. Demand usually rises in spring and summer with home sales.

Refinance borrowers follow rates. When rates drop, past clients and homeowners with higher-rate loans start shopping, sometimes within days. The lenders who win are ready with pages, email and ads before the move happens.

Home equity borrowers want cash for a renovation, tuition or debt consolidation. VA, FHA and other program niches each have their own audience and questions. We build separate campaigns for each, so the message fits the borrower.

02

Fair Lending, Disclosures and Special Ad Categories

Mortgage ads carry more rules than most. The Fair Housing Act and the Equal Credit Opportunity Act ban discrimination in lending, including in how ads are worded and targeted. Most lenders include an Equal Housing Lender or Equal Housing Opportunity statement, and many states require your NMLS number on ads.

Regulation Z sets disclosure rules. If an ad states a rate, it must also state the APR. Trigger terms, such as a down payment amount, a payment amount or the number of payments, require further disclosures. The Mortgage Acts and Practices Advertising Rule bans misleading claims about rates, fees and government affiliation.

Platforms add limits. In the US, Google bars credit and housing ads from targeting by age, gender, parental status, marital status or ZIP code. Meta requires mortgage ads to run in a special ad category, which removes age, gender and ZIP code targeting and blocks lookalike audiences. Your compliance officer approves every ad before launch.

03

Reverse Mortgage Lead Generation

Reverse mortgage borrowers are homeowners aged 62 or older, the minimum age for an FHA-insured HECM. Ad platforms will not let you target by age for credit ads. So we reach this audience through search intent, educational content and referral sources such as financial advisors and elder law attorneys.

Trust decides these loans. Borrowers and their adult children want plain answers about costs, what happens to the home and what heirs can expect. HUD requires counseling with an approved counselor before a HECM closes, and we say so in our content.

Accuracy matters here more than anywhere. The CFPB has penalized reverse mortgage companies for ads that suggested borrowers could not lose their homes. We avoid those claims and anything that implies a government benefit. Educational sessions also work well, and our webinar marketing service can run them online.

04

Leads for Mortgage Brokers and Loan Officers, by Channel

Search ads on purchase, refinance and program terms bring borrowers who are actively shopping. Each ad leads to a page built for that loan type, with a short application or a pre-approval request. Our sales funnel service builds those pages and the follow-up.

Facebook and Instagram reach homeowners and renters with education, such as first-time buyer guides, under the special ad category rules. See our mortgage social media ads for the creative side.

Your database is often your strongest source. Past clients get refinance alerts when rates move, with consent recorded for texts. Co-marketing with real estate agents can work, but RESPA Section 8 bans paying for referrals, so costs must be split fairly by actual use. We set up those programs with your compliance team.

Working With a Mortgage Lead Generation Company

Rate marketplaces such as LendingTree match a borrower with several lenders, so you compete on price and speed from the first call. Our mortgage lead generation services run campaigns under your brand, and each borrower inquiry goes only to you.

Management starts at $1,000 a month, and setup for pages, tracking and CRM or LOS routing is quoted up front. Ad spend is billed on a separate line from management. Cost depends on your loan types, the states you are licensed in and rate conditions. We report applications, locks and funded loans by source. We will not promise a lead count or a cost per lead, since a rate move alone can change demand. For the full channel mix, see our mortgage marketing and lead generation services.
